🏡 Closing Day Is Almost Here... Don't Forget the Little Things

You've made it through the contract, inspections, paperwork, and all the steps in between.

Closing day is finally getting close!

At this point, it's easy to start thinking about keys, moving trucks, and what comes next. But there are still a few details that buyers and sellers don't want to overlook.

Sellers: Don't Wait Until the Last Minute to Pack

Moving always seems to take longer than we think it will.

Start early, especially with closets, garages, attics, storage buildings, and those places where things have accumulated over the years.

The goal is to have everything you're taking completely removed according to the terms and timing of your agreement.

Remember the Keys... All of Them

Front door keys are obvious.

But what about the back door?

Mailbox?

Storage building?

Garage remotes?

Gate remotes?

If you're selling, gathering these items ahead of time can make the transition much easier.

Buyers: The Final Walk-Through Matters

The final walk-through gives buyers an opportunity to view the property shortly before closing and confirm its condition consistent with the contract.

This isn't another home inspection.

It's a final look before completing the purchase.

Take your time and ask your agent if you have questions.

Utilities Need a Plan

Buyers and sellers should coordinate utility transfers based on their closing and possession arrangements.

You don't want utilities disconnected too early, and buyers don't want to move in and discover they forgot to arrange service.

A little planning can prevent unnecessary headaches.

Don't Make Last-Minute Financial Changes

For buyers using financing, the period before closing isn't the time to make major financial changes without first talking with your lender.

Before opening new credit, financing furniture, changing jobs, or making a large purchase, check with your lender.

Even when closing is just days away, financing requirements still matter.

Keep Communication Open

There can be a lot happening during those final few days.

Your real estate agent, lender, and title company may still need information or documents from you.

Watch your email, answer calls, and don't be afraid to ask questions if something doesn't make sense.

Final Thoughts

Closing day should be exciting.

A little preparation during the final week can help make it a lot less stressful.
